The Founders of The Grove at Garrett Farm believe in providing a superior product in a sustainable development planned and designed by today’s leading professional town and landscape architects. Provenance Development

Provenance Development was conceived by a few, like minded partners with the objective of offering unique residential options for the community, where families could live, work, entertain and play in an experience unlike any other development in the area.

The Provenance Development team researched similar developments in other cities and quickly realized  that a walking community like Provenance would create not only a more family-oriented, front porch-friendly community, it would also promote healthier lifestyles and support a more sustainable environment that is for young and older families alike.

With the goal of reaching more Shreveport’s varied neighborhood styles (tastes), the idea of The Grove at Garrett Farm was conceived. This gated community combines much of the lifestyle that people have come to love about Provenance with larger, front-loaded lots.

Provenance Realty Group

Vintage Realty Company founded Provenance Realty Group in 2012. Since then, it has grown to include multiple highly experienced sales associates that help people find their dream homes in Shreveport. Carbo Landscape Architecture

CARBO is a nationally recognized landscape architecture and planning firm established in 1995 as Jeffrey Carbo Landscape Architects.  Our experience consists of a continuum of successfully completed works, including:  residential and estate gardens; regional parks; institutional, corporate, and academic campuses; botanical gardens; environmental education venues; urban streetscapes; and large scale planning initiatives.

CARBO’s work embraces a thoughtful and resolute mission:  clear purpose and artful execution within the ideology of classic simplicity.  CARBO has garnered extensive peer recognition and has received over 80 design awards on the state and national levels.  In 2014, the firm was awarded the prestigious National ASLA Award of Excellence for the Woodland Rain Garden near Shreveport, Louisiana. 

Sabatier Architecture

With 20 years of experience in the residential architecture field, Bennett Sabatier has earned a stellar reputation providing home designs in both Traditional and Conventional developments. Working with builders, developers, and custom home clients alike, each project is a valuable endeavor that strives to compliment the vision of each and every individual development. Bennett has designed well over 300 homes in the past 10 years, many in Louisiana’s original Traditional Neighborhood Development The Village of River Ranch in Lafayette and in Provenance. He serves as the lead architect for the Architectural Review Board in Provenance and in The Grove and brings the knowledge and experience of working within the regulating Design Codes of these developments.

Master Plan

New conventional

The Grove at Garrett Farm is a new conventional neighborhood development founded by Provenance Development, the respected developer of Provenance, a Traditional Neighborhood Development that borders the property. The Grove is a 78-acre, mixed use, walkable neighborhood that combines commercial and residential development, a variety of lot, home sizes and recreational amenities.

Connected living

Construction began in 2018 and the project is expected to be completed in 2024. 182 residences are planned and include single family, detached homes ranging from 1750- 4000SF (living area). 10,000 square feet of commercial space including retail and office space, are planned. Parks and open space include a 3.5-acre lake with surrounding green space, community walking trails, and several small green spaces throughout the development.

From I-49

Take Exit 196 onto
Southern Loop head East.
Drive 1.2 miles and then turn left (north) onto Wallace Lake Road.
Proceed about 1.7 miles.
The entrance to the community is on your right.

From Bert Kouns

Head east on W Bert Kouns Industrial Loop toward Fountain View (4 mi).
Turn right onto Stevens Road (0.6 mi).
Then turn left on
Flournoy Lucas Road (1 mi).
Turn right onto
Wallace Lake Road (0.8 mi).

From Youree Drive

Head northwest on Youree Drive.
Make a U-Turn (1.2 mi).
Turn right onto LA-526/E Bert Kouns Industrial Loop (2.8 mi).
Turn left onto St. Vincent Ave (226 ft). Continue onto
Wallace Lake Road (1.3 mi).
